About the role
What You'll Do
Prepare site presentation packets for leadership to include property flyers, demographics, necessary spreadsheets, and KMZ files.
Manage and review weekly status reporting on all site acquisition projects.
Perform in-depth market research with city staff, brokers, and economic development teams, targeting ideal market areas.
Perform market analysis on properties for sale to determine highest market value, using recommendations as needed.
Investigate new and existing markets to verify coverage of all non-listed or hard to find site options.
Ensure proper organization and management of Costar listings on all properties for sale.
Manage communications with brokers on externally listed properties and potential buyers on internally listed properties.
Partner with key leaders at Life.Church to negotiate deal terms and other related legal documents when acquiring and selling property.
Coordinate portions of the entitlement process with vendors and city staff.
Solicit proposals and oversee site due diligence including SIR, Geotech, ESA and ALTA efforts.
Attend and lead meetings with surrounding neighbors for any pending entitlement efforts.
Attend city development meetings and/or public Planning Commission and City Council meetings to represent property owners.
Collaborate with internal team members and external vendors to determine site layouts, utility connections and other pre-construction elements leading up to building permit attainment.
Skills Needed to Succeed
Ability to self-motivate, make independent decisions, and problem solve with innovation.
Effective at multi-tasking and time management to meet strict deadlines while remaining flexible.
Excellent attention to detail to manage several major and minor details on each project.
Excellent verbal, written, and oral communication skills to clearly explain complicated processes and regulations.
Clearly understand basic budgeting and fiscal management practices.
Effective at process and organizational management to coordinate, structure, and provide vision to projects.
Ability to readily employ high levels of emotional intelligence as situations arise.
Extensive knowledge of real estate development best practices.
High School Diploma or GED.
Bachelor's degree preferred.
3-5 years of related work experience.
Real estate development experience preferred.
